A clearer view of your hotel's performance and value.
PLA 360 brings operating performance, capital requirements and valuation into one view.
It helps owners and operators understand the factors affecting value and the questions to resolve with their PLA advisor.
Five views of your asset
-
The Property Performance Scorecard compares operating performance with relevant competitive and operating benchmarks to help identify strengths and areas for review.
-
The PIP Estimator organizes brand-required improvements and estimated costs, keeping capital needs visible as the scope is developed.
-
Comparable sales, income, room revenue multiples and replacement cost inform the valuation. Your PLA broker applies the relevant premiums, discounts and judgment.
-
Review how market conditions, new supply, financing, property improvements and operations affect projected value, debt and implied equity over time.
-
Missing information, unusual expenses and conflicting records are flagged for broker review before the analysis is finalized.
How the analysis comes together
We combine available owner financials and property documents with market information, public records and PLA's operating and transaction experience. Sources, assumptions and unresolved questions remain visible throughout the analysis.
Where STR data is unavailable, an initial analysis can draw on other available evidence. The scope and limitations depend on the property and information supplied.
Built by operators
From hotel intelligence to better outcomes.
Paramount 360 reads the hotel: where it stands today and where its value is heading. Paramount Buyer Intelligence reads the buyer market for each listing: who to reach, and in what order.
Paramount 360
Live hotel dashboards for owners and operators. Five readings in every 360, reviewed by your PLA broker before it is final.
Review“Live” is the TLC flyer wording. Keep it only once data feeds for a public version are agreed.
ReviewNo figures from the TLC sample run. Its PIP reads $4.2M on 112 rooms but $13.4K per key ($4.2M / 112 is $37.5K), and its chart and timing indicator place the peak exit differently.

Illustrative shape, no valuesFor owners. Implied equity is the gap between gross value and outstanding debt across the hold. The dashed line is a supply-shock downside scenario.

Two operating lenses, gaps left visible
When a hotel could run more than one way, the 360 can read each version side by side. Every input shows where it came from. Anything unconfirmed is listed as an open item, not filled in.
Lens A, current operation. The hotel as it runs today.
Lens B, alternate operation. The same building under a different operating model.
ReviewMethod only, drawn from the Downtowner sheets. No Downtowner figures, and no claim that every input has three confirmations. Confirm a two-lens read is a standard 360 option.
